I will update Market Statistics right here on my website monthly. Reports for the former month of Spokane Wa Real Estate Statistics are usually in by the 10th of each month for the prior month. I get my statistics for the Spokane Real Estate market sales from the Spokane Association of Realtors.
Some statistics you find online may be unreliable. That is why I am posting the ACTUAL facts right here on a monthly basis ! You can also get a comprehensive 10 year 2000-2010 report from me by filling out the form at the bottom of this page.
OCTOBER 2010
For October 304 residential closed sales of condos and site built homes on less than one acre were reported. In October 2009 residential sales totaled 509. Last month sales totaled 317. The average sales price for October was $189,541 while the median sales price was $166,250. (NOTE: Last year at this time the First Time Homebuyer Tax Credit was set to expire on November 30, 2009.) Year to date sales total 3,634 properties compared to 3,847 last year. Sales are down 5.5% through October. The average sales price through October is $184,094 down 2.9% from last year. The year to date median sales price is $165,000 also down 2.9% from last year. The current inventory is down 7.7% from last month but is up 1.1% for the same period last year. The current inventory stands at 3,179 homes and condos as of this report. New construction sales are down 2.2% through the end of October compared to last year.

SEPTEMBER 2010 MARKET REPORT:
317 residential closed sales of condos and site built homes on less than one acre were reported for September. In September 2009 residential sales totaled 443. Last month sales totaled 344. The average sales price forSeptember was $182,264 while the median sales price was $162,000Year to date sales fell behind last year’s sales figures. Through September this year sales total 3,330 compared toast year’s total of 3,338. The average sales price through September is $183,597 down 4.1% from last year’s average sales price through September of $191,408. The year to date median sales price is $165,000 down 3.8% from last year’s median price for the first nine months of the year of $171,575 .The current inventory is down approximately 2% from last month and as of this report stood at 3,444 units. New construction sales continue to run slightly ahead of last year, 418 compared to 409 an increase of 2.2%.

JUNE 2010 SPOKANE MARKET REPORT!
Each month I post the Spokane Association of Realtor monthly report for Spokane Wa. These statistics reflect sales for residential properties on one acre or less.
As for myself, this has been a steady year. Not too crazy busy, and not too slow. I am particularly curious how sales will continue and compare now that the tax credit's are behind us. However, there are still some tax credits that apply for active military personnel. Ask your accountant or Realtor for details!
Spokane Wa real estate is alive and well and has proven to be one of the more stable markets in the nation.

SAR REPORT AS FOLLOWS for June 2010:
For the ninth consecutive month closed sales for this month surpassed closed sales for the same month a year ago. Closed sales reported in June totaled 506 compared to 501 for June of last year. The average sales price for June was $190,308 which is up 5.4% from last month and the median price for June was $171,295 up 6.6% over May. Residential closed sales for the first half of this year are up 24.5% over last year. (wow!) The average sales price for the half year mark stands at $181,482 and the median price is at $163,000. These numbers are down 6.4% and 6.1% respectively when compared to last year. The current inventory increased the past month and as of this report totals 3,406 homes/condos on the market in Spokane County (on less than one acre). Sales of newly constructed homes/condos are up 5.5% year to date.
